EPC Certificates - what a load of *********

As you might know I'm replacing a few sashes and still undecided whether to stay single-glazed as is but make the windows 'lighter' in style with broken-lambs tongue glazing bars OR go double-glazed but necessitating a more clunkier style. Out of curiosity I wondered what difference the choice might make to any potential EPC certificate.

So I did a bit of research and can trial the software from a number of places. But before doing all that I went through one of the online videos to see what information was needed. What a farce! As far as windows go, you just say if the glazing amount is 'normal' for the type of property (whatever normal is) and what percentage is double or secondary glazed. That's it. Regardless of type of double-glazing, 4-6-4, 4-20-4, argon filled, low-E, K ....who cares as far as the software is concerned. So we go to all this grief to meet Building Regs and it makes diddly squat to the EPC !! Plain bloody daft.
 
Well I've had a bit more time with this and it has confirmed what I have long suspected.

That double-glazing is the biggest money-spinning con of all time and that the ridiculous amount of time and effort - not to mention the simply goddam ugly windows - that one has to go through to meet the ever-tightening building regs is simply out of all proportion to the cost involved for our house. I plugged in all the windows in our house and switched between single glazed and all double-glazed. The improvement to the energy performance certificate ?

1 point. One point. Or as I'd put it 'pointless' !!
 
You try finding a box for triple glazing then Roger. Good luck!

EPC's are pointless and useless. However, they aren't the reason anyone improves their home. They are simply another hurdle one has to jump over to sell your house.
 
Mike, you will be pleased to know that this software has triple glazing and also heat recovery. Plus lots of other renewals etc. Quite impressive bit of software TBH although I agree the EPC is pointless.
 
If I was ever in any doubt about the zero value of these EPCs, I need look no further than this one taken from Knight Frank's website for an old house for sale not far from us.



I've never seen a potential of 115 !! Unless it's Mike's new build.

I've seen the house. It's a single skin, rotten, Victorian small property. Knock it down and then get Mike to build a new one....yup probably better than 115. But using the usual stuff? Not a chance.
 
I had a blazing argument with the guy doing the one for us selling our last house about many of the points mentioned. He almost crapped in his pants I was going that loopy at him and all he could say was about that's how the software works!

When I finally came down off the roof I tried to have a decent conversation with him, and when he stopped shaking he came round to my way of thinking that they are an utter pile of rotting cow pap and a money making racket based on the fact I could prove to him that I had x amount of insulation etc, but because the shell of the building was single skin and 800 years old that basically made it an open doored shed!

Massive, useless money making racket that benefits absolutely nobody other than the people who perform them!
