Trim's Workshop build

Just to keep the appetite whetted, here's the final sketch up view of what I'm going to submit and one I'm using to try and plan the space/layout of machinery. In total the external footprint is 37sq/m (large area 5x5, small area 4x3)

Well darn it if life just doesn't get in the way when you have small kids!

Little ones went to Grandma's for Halloween and after a lovely date night with the wife on Friday, nice Teppanyaki meal, she then headed off up to The Lakes for a day long craft course in silver clay with her bestie. That gave me Saturday, as the kids weren't due back until tea time, to get the planning app finished. A task in which I summarily failed to complete, but did just leave myself with the covering letter to do which me and SWMBO did together last night.

So, here we are at the start of up to 3 months that they have to go through it and see whether I've done a good enough job to convince them that I am not contravening the Green Belt Policies by too much and am good to go, or whether it's more money and appeals…

The 'moat' pond/rill is an existing feature, of which will be the subject of one of the first projects for the new workshop. The bridge is coming to the end of its natural life and I REALLY like the Japanese style bridges, but SWMBO very much does not. My (and your) challenge will be to come up with a design that looks like a Japanese style bridge, and simultaneously doesn't!

Don't know if it applies to your planners but we were advised to take the application in person and pay over the counter not post it in.

There is a set time period from receipt of an application to giving a decision and our council staff take the start date as when the payment is processed. If you post it in they just leave it unopened or at least unprocessed and gain a couple of weeks on the deadline.

No councils will fire the metaphorical starting gun until applications have gone through a verification process. so there is nothing to be gained by taking drawings in in person. Only once they have decided that they have sufficient information on which to reach a decision, and that site location plans are adequate, there are scale bars where necessary, north pointers, and all the drawings are to recognised scales, that they have Design & Access Statements, Heritage reports and so on where applicable........then, and only then, will they set the clock ticking, whether or not you brought the drawings in by hand.

Very slick process that walks you through each required step, then you verify all your documents, upload any additional, add your Design & Access statement etc, then pay at the end. That's it then 'in the system' and subject to verification as Mike says.

We'll soon see whether the inordinate amount of time I took in getting it completed, and as I believe it to be, right, was worth it…

Good luck - although the planning portal is not infallible - I had an application to remove window shutters from a listed building rejected initially because I didn't complete a wildlife survey - they needed to know whether the application would affect any great crested newts and wouldn't sign off on the verification until I had confirmed in writing that great crested newts didn't live 15ft up a brick wall next to my bedroom window :lol:

Well now, it looks like all my hard work and combing through all the green belt policies and approved applications etc has paid off.

I have just got my confirmation that my workshop planning application has been approved!!!

Not even a single question or concern raised.

I guess now I can start planning the proper actual construction details now and get cracking!

Can't tell you how happy and relieved we are, and amazed that it's gone through first time given the pre planning meeting concerns about the size.

No realistic chance of anything happening until after Christmas but now we've got approval SWMBO will be on my back to make it happen as fast as humanly possible, so I imagine starting digging out sometime in Jan. bscene-drinkingcheers:

Just curious. At the very least, it means there were no (serious) objections from neighbours or statutory consultees,

The only disadvantage is someone coming along with different circumstances and assuming that my advice to you applies to them too. So, there'll be caveats!

Congrats - I've not been involved in any planning since I extended my current house over 2 storeys at the side, that was 16 years ago and it seems planning has changed a lot in that time. I think I'm going to have to do a bit of reading as after my shed I have a couple of other projects in mind. It has been very interesting(although no doubt a pain for you) to read about what you have had to go through.
