Ok, it’s been very quiet on this front for quite awhile, lots happening, lots to do.
The sale of the old was signed and sealed and an approximate transfer date set. From this we could then plan our occupation and move.
The developer is starting to get desperate with empty houses and no income! They came back another offer of 0.4% occupational interest, which is R7k below the contract amount.
So we accepted this and gave 11 May as occupation date.
BUT before that we wanted to do a full inspection.
So I drew up a checklist room by room checking everything from wall plugs to cupboards and hinge screws.
The developers respresentatives on site did not even have a checklist!!!!
(They asked if they could use my list in future for checking houses!!!)
Inspection date - 28 April 2015.
The list comprised of about 270 items from windows, cupboards to sliding doors.
After a couple of hours checking, 44 items or 16.3%, needed attention.
Some of them extremely serious.
The northern sliding and stacking doors all had chips in the glass from stones being flung up from lawnmowers and weed eaters.
The West stacking door was faulty and would not open. One needs to bear in mind that it was fitted a couple of months ago! Question – why was it not checked?
The paving around the house looked like it had been laid by some fifth rate amateur.

The big occupation handover.
A number of items had still not been attended to ................
Now the North stacking door was sticking, after some of the glass had been replaced.
(The developers and sub-contractors are a real bunch of slap-gat wallies)
Moving
The removal people packed on the 12th, loaded on the 13th and then arrived on the 14th to offload. Looked like a hurricane had passed through!
No power for the day, a main cable had been cut.
Following day, Friday, the glass people were back and still trying to sort out the stacking door problems.
No water for the day, something to do with the main reservoir feed, this carried on for a couple of days.
Monday 18th the people came to do the tinting of the glass on all the sliding and stacking doors. Very professional and competent, would recommend them any day.
BUT! The useless glass people had still not finished replacing glass or sorting out the West stacking door.
In the meantime some characters of very doubtful heritage tried breaking into the old house adding more stress to our already stressed lives.
We have now been in the house for a month. Up till 1st June commuting between the 2 houses till transfer and registration went through to the new owners.
The snag list is growing and I see the useless developer has still done nothing about the shoddy paving.
The transfer and registration of the new house into our name has now again been moved from June to October due to some “issues” with the local council.
Do I believe the developers story? Well maybe 50% of it.
